Miami Lakes was developed starting in the 1960s as one of the first master-planned communities in Miami-Dade, built around a network of man-made lakes, curving residential streets, and a walkable town-center concept that was ahead of its time for South Florida suburban development. That mid-century planned-community construction gives Miami Lakes a housing stock with its own consistent character β single-story concrete block homes from the 1960s and 70s, many now on their second or third round of interior renovation as families update homes they've owned for decades or purchased from an earlier generation.
Floor tile replacement is one of our most common Miami Lakes projects, often swapping out original or older ceramic tile for modern large-format porcelain throughout a home's main living areas. Given the age of a lot of Miami Lakes housing stock, we routinely check slabs for settling cracks and install crack-isolation membrane where needed β a detail that matters more in a 1960s-era slab than in newer construction elsewhere in the county.
Bathroom and kitchen renovations follow a similar pattern β many Miami Lakes homes still have their original or a previous decade's bathroom layout, and full waterproofed shower rebuilds paired with updated floor and wall tile are a frequent request as these homes get modernized room by room. The community's lake-adjacent geography and mature landscaping also mean humidity and shade are real factors around outdoor and covered-patio tile work here, similar to what we account for in Pinecrest's tree-canopied streets.
Miami Lakes' walkable Main Street district and strong sense of community identity have kept the area a popular, stable place for long-term homeownership, which means a lot of our clients here are investing in a home they plan to stay in rather than flip β leading to more full-scope renovations and less budget-driven, minimum-viable tile work than in some faster-turnover markets.
Miami Lakes was largely developed by the Graham family, whose planning approach emphasized lakes, green space, and a genuine town center decades before that kind of new-urbanist design became common in South Florida β and that intentional, established-community feel is part of why so many Miami Lakes homeowners are renovating to stay rather than renovating to sell, which shapes the kind of lasting, quality-focused tile work we're typically asked to do here.
